Far too many sellers assume that every buyer waits until spring to start their search. More motivated buyers – those who are looking all year long – are coming out of the holiday season and going into the New Year (mid-January) ready to buy. If you are selling your home in the winter, you are likely to find more motivated buyers who want to close sooner and avoid the competitive spring market.

While you might be dreaming of multiple offers and record sales, more buyers can lead to buyer apathy (with more listings crowding the market). The central criticism of selling your home in winter has to be the inconvenience factor. Canada is known for its harsh winters, and this can make marketing and showing homes much more difficult. Shovelling, winterizing, and even moving become more difficult and less desirable. For that reason, sellers will skip listing in the winter – even if it means they could sell much sooner.
