Are you thinking of renovating your condo? Even if you love your unit, there may be some improvements you’d like to make. Unfortunately, the process could be a little more complicated than you think. If you’re considering condo renovations, here are a few things you should know…

Your condo board should know

There’s no doubt that condo owners have more freedom than renters. Of course, there are still some things that you’ll need to run by your board. While minor updates to your unit (like repainting) won’t fall into that category, most remodelling work does. To avoid potential future conflict, submit a proposal early on. Better safe than sorry!

Clarify noise restrictions

Renovations should occur during regular work hours, so be sure you understand city noise bylaws. You should also be aware that your condo corporation might have its own set of rules—so double check before moving forward. Even if everything is above board, you may want to take steps to maintain goodwill with your neighbours. Try to provide them with advanced warning, and be polite and humble when you do so.

Know what you can’t renovate

Some condo renovations, such as those which affect plumbing and electricity, could pose a temporary inconvenience to you. Depending on the type of work involved (and its location in your unit), it could impact other residents in your building as well. When that’s the case, you may not have the option of moving forward. To help ensure that your proposal is accepted, know what’s allowed and what isn’t.

Make an informed decision

How long do you plan to stay in your current condo? If you’re likely to sell sooner rather than later, you may not have the opportunity to fully enjoy your updates. If, on the other hand, your goal is to procure a high return (either by renting your unit out or selling it in the not-too-distant future), make sure your decision to renovate is an informed one. Talk to your agent to get a better sense of which upgrades are likely to boost your value (and which aren’t).

Book the elevator

Once your proposal has been accepted and you’ve created a timeline, it’s time to look at the logistics. The last thing you want is for workers to have difficulty bringing equipment in and out of your building (especially given that work hours may be limited). From arranging for parking to booking an elevator, think things through well in advance.
