Community is a crucial aspect of sourcing and selecting a new home, as it directly influences your daily quality of life. Beyond merely their ambience, every Toronto neighbourhood offers something unique in terms of amenities and essential services, proximity to education, and accessibility to the surrounding city.
The region of Etobicoke (and West Toronto more broadly) boasts some of the most desirable neighbourhoods in the Greater Toronto Area. Secluded from the bustling city centre, these pockets feel peaceful, secure, and distinctly suburban.
However, not all Etobicoke neighbourhoods are completely disconnected from downtown. In fact, many offer more efficient commutes compared to areas that are geographically closer to Toronto’s core.

Note: Our picks are ranked alphabetically. Each community has something exceptional to offer and could be your future home depending on your needs.

Islington Village
Islington Village (often shortened to ‘Islington’) is a dynamic and uniquely historic enclave situated in central-west Etobicoke. Quaint and close-knit, it is a tried and true family neighbourhood well removed from the bustle of downtown.
Part of what makes living in Islington Village so desirable is commutability. Highway 427 runs west of the community, quickly connecting residents to the Gardiner.
There’s also Kipling Station, a multi-modal transportation hub that enhances both daily commuting and regional travel. Served by the TTC, GO Transit, and other providers, residents have a range of options for reaching downtown or other population centres.

Kingsway South
First developed as an affluent ‘garden city’. Kingsway South is a charming and historic suburb tucked along the western edges of the Humber River. Today, the community feels just as scenic and secluded as it did half a century ago, making it a first choice among high income families seeking an idyllic suburban ambience.
Despite its withdrawal from Toronto’s bustling core, commuting to and from Kingsway South is impressively efficient. Primary roadways Bloor Street West and Dundas Street West border the neighbourhood to the south and north, respectively.
Kingsway South is also served by Royal York Subway Station (Line 2), located at Bloor Street West and Royal York Road. Bus connections to other population centres in the Greater Toronto Area are available from Islington Subway Station.

Long Branch
Long Branch is quickly rising in profile. One of Toronto’s westernmost neighbourhoods, its enticing real estate, lakeside location, and natural suburban charm have garnered greater attention from home buyers in recent years.
Despite being one of Etobicoke’s furthest geographically removed communities from downtown, Long Branch ranks as one of the most commuter-friendly neighbourhoods in West Toronto. A major proponent of this is Long Branch GO, which offers local commuters expedited service into Union Station. Additionally, the 501 Streetcar terminates in Long Branch and is a good option for local connections.

Once an independent police village, the neighbourhood has since become one of Toronto’s most sought-after enclaves, especially among daily commuters.
With the Gardiner Expressway serving as Mimico’s northern border, residents have unbarred access to the city centre by car. That said, many homeowners prefer to commute by train as Mimico, like Long Branch, has a dedicated GO Train Station.
